A home inspection prior to purchasing a home is an opportunity to for you to do your due diligence before making a large financial investment. A standard inspection is limited to what can be visually seen and the condition of the house on that particular day.
But as a part of your due diligence team we not only help you evaluate the items you can see during a standard home inspection but we offer a multitude of environments services that can be added to any inspection to help you learn more about your purchase.
HERO Inspections follows the NACHI Standards of Practice. NACHI is recognized in over 88 countries and is the premier inspection certification company. They work with countries and US States with licensing programs to establishes standards that protect consumers while also ensuring the house can be properly evaluated. Home buyers don’t typically buy houses every day and might not realize there is actually a right way of doing things.
Some states do not have licensing or oversight and home inspecting is an evolving industry, so there are many inspectors out there that are doing their own thing. At HERO we have inspection templates for each of our offices that contain thousands of items so all our clients get the same level of consistency and service each and every time we go out and perform an inspection.
Our feeling is that our inspectors are there to protect you from making an uninformed decision that might financially harm you down the road. E.g. you should know that all the appliances are 17 years old. Assuming they are all working correctly, (which we check, of course) it doesn’t mean they need to be replaced, but they might last 5 more minutes or 5 more years. Having that knowledge helps you ensure that you go into your purchase with your eyes wide open.
At HERO, we are known to be extremely thorough, while at the same time, not being alarmist about the defects we find. It isn’t our job to tell you whether to buy a house or not.
Our job is to describe the houses current condition with any defects and/or preventative measures you can take, and to provide you with a useful report that will be a tool for you and your Realtor to use to ensure you are getting what you are paying for from the seller.
Our verbal, visual and written reports are broken down into 3 areas: Safety, Material Defects (typically expensive fixes,) and nuisances. We have to write everything down, but most people focus on the safety and material defect items for their purchase.
